Naturally, most sellers want to maximize their net cash proceeds at closing. Most sellers lack the resources to properly “flip their own house” before selling. It requires cash, time, and seasoned expertise in a wide variety of design, construction, financial, legal, and real estate disciplines. For sellers who DO have the cash and the time, they are typically subjected to rack-retail pricing on materials and labor, new relationships with contractors they don’t know, steep learning curves, and projects with significant schedule and budget risks. And along the way, there are literally thousands of decisions to be made.
We see the “bandit” signs posted alongside public roadways, or high out of reach on neigborhood utility poles. “We buy ugly houses.” “Fast Cash for your home, any condition.” Over 11.3% of annual residential sales are to investors. That’s over 600,000 U.S. transactions each year, and the number is growing, as ever-larger firms enter the “i-buyer” arena, offering fast, all-cash offers without the normal drawbacks associated with preparing, showing, and selling a property. Some of these sellers are begrudgingly handing over many tens of thousands of dollars of net cash that’s available to them, if they had the time, cash, and resources to “flip their own house.”
The TV shows make flipping and renovation look easy. Fun. Lucrative. People generally understand, though, that it takes cash, a deeply seasoned team, and alot of experience, plus 2-12 weeks of time. Anxious sellers who don’t have a path - to all 4 ingredients - they often sell at wholesale, in a race for cash to resolve the urgencies of the day.
Synergistics targets sellers who would otherwise have sold to a wholesale investor, but are willing to wait a few months, in exchange for a) considerably more cash at closing, and b) help with any financial “fires” forcing urgency and a deeply discounted sale. In many cases, Synergistics solves the seller’s bonafide immediate cash urgencies, in order to stabilize the seller in a residence outside the property, and can also often cover expenses related to moving, storage, cleanup, existing loans, taxes, liens, utility cutoffs, code enforcement violations, and similar urgent obstacles they cannot clear.
Synergistics then takes responsibility for all aspects - the cash flows and the work - of renovating the property in a way that most improves the net proceeds of the sale.
